### Revenue Generation Advice – Moonlit Place
S & S Foundation Inc. is seeking guidance from an experienced fundraising professional to help us prioritize the most realistic opportunities to close an approximately **$1 million funding gap for Moonlit Place by October 31, 2026**.
Moonlit Place is a proposed 24-unit affordable housing development in Tallahassee, Florida, designed to provide stable, affordable housing for low-income families and other vulnerable residents.
**Project Background**
Our development team has advanced the project through predevelopment, including architectural, engineering, and environmental coordination. We have secured a $750,000 Florida Housing Finance Corporation predevelopment loan and have established relationships with local government agencies, financial institutions, and housing development partners.
Our preliminary construction estimate is approximately $4.3 million, with the full development budget subject to final underwriting and revisions. We are pursuing additional public, private, and philanthropic funding, including potential local government housing assistance, affordable housing grants, major gifts, and financing partnerships. We have not yet secured the additional $1 million needed to advance the project.
Our organization is volunteer-led, and our CEO will coordinate fundraising outreach, follow-up, and relationship development with support from our board and development partners.
**Our Two Priority Questions**
1. **Which funding sources offer the most realistic opportunity to secure substantial commitments by October 31, 2026?** We would appreciate guidance on prioritizing major individual donors, corporate philanthropy, local family foundations, banks, community development financial institutions, and potential bridge funding partners.
2. **How should we approach our strongest prospects to maximize the likelihood of securing funding commitments quickly?** We would value advice on leveraging warm introductions, reaching decision-makers, determining appropriate request amounts, and communicating the project's urgency while maintaining donor confidence.
**Current Fundraising Relationships**
Our existing relationships and funding pursuits include Florida Housing Finance Corporation, the City of Tallahassee, Florida Community Loan Fund, Federal Home Loan Bank of Atlanta, LISC Jacksonville, and local philanthropic contacts. We are also exploring introductions to individuals and families with a history of supporting community development in Tallahassee.
**Desired Session Outcome**
Our goal is to leave the 60-minute session with expert recommendations on which funding channels to prioritize, which prospects to approach first, and the most effective immediate outreach steps.
We understand that developing a comprehensive fundraising plan requires additional work beyond this session. We are seeking focused, actionable advice that our leadership team can implement independently.
Your expertise would be invaluable in helping us direct our limited time and resources toward the opportunities most likely to advance this important affordable housing project.
