Need Financial projections Unique Adult Day Healthcare Inc. is preparing to pursue the acquisition of Midtown Villa Assisted Living, an assisted living and residential care facility located in Hemet, California, with an asking price of approximately $13 million.
We are exploring HUD Section 232 financing to support the proposed acquisition and need assistance from a qualified finance consultant to develop comprehensive financial projections for the property and proposed transaction.
These projections will be used to support acquisition planning, evaluate the financial feasibility of the transaction, prepare for discussions with HUD-approved lenders, and help organize the financial information needed for the underwriting process.
We are seeking a consultant who can help us understand the property's projected operating performance, anticipated cash flow, operating expenses, revenue potential, debt-service capacity, and working capital requirements.
Scope and Timeframe
We are seeking a five-year financial projection model, with a detailed first-year operating budget and annual forecasts for the following four years. The projections should focus on the proposed acquisition and operation of the assisted living facility and include:
Projected operating revenue based on occupancy, resident rates, and other applicable income sources.
Operating expenses, including staffing, payroll, insurance, utilities, maintenance, food service, administration, and other facility expenses.
Projected net operating income and cash flow.
Preliminary debt-service and financing scenarios relevant to HUD Section 232 financing.
Estimated acquisition-related costs, working capital needs, and any anticipated capital improvements, subject to available information.
Occupancy and revenue sensitivity analyses to evaluate different operating scenarios.
Clearly documented financial assumptions and identification of potential financial risks or funding gaps.
The model should identify the financial information and supporting documentation that may still be needed from the seller, lender, or other transaction participants.
